South Niagara Hospital

The Story

The new 1.3-million-square-foot South Niagara Hospital (SNH) will be centrally located in Niagara Falls, just off the QEW on the corner of Montrose Road and Biggar Road. It will offer a full scope of hospital services, including emergency, critical care, diagnostic, therapeutic and surgical services, as well as Centres of Excellence in complex care, wellness in aging, and stroke. The new hospital will be 12 storeys tall and will have up to 475 beds, of which a significant portion will be new, increasing Niagara Health’s capacity to provide inpatient services for the region. The site will have state-of-the-art infection prevention and control measures and has also been planned with the space and infrastructure to accommodate new and emerging healthcare technology.

Development and Equity

As developer, equity provider, and financial advisor, EllisDon Capital Inc. led the consortium throughout procurement, financing, design development, construction, and transition planning for operations, providing leadership and a single point of contact with IO/Niagara Health, successfully achieving commercial and Financial Close.

Sustainability

In addition to LEED Silver certification, the South Niagara Hospital is also working towards being the first WELL-certified hospital in Canada, incorporating design elements that promote health and well-being for everyone who uses it. These improved spaces will prioritize the mental health and well-being of staff, patients and visitors, creating a positive workplace environment that will help attract and retain healthcare professionals. The hospital will also feature an Indigenous healing space and garden. With our Indigenous partners having provided input into the design, these spaces were incorporated to create culturally safe and welcoming areas for Indigenous Peoples.

Facilities Services

EllisDon Facilities Services Inc. (EDFS) will provide comprehensive facility and lifecycle maintenance services for SNH over a 30-year term. The scope includes both hard and soft FM services, from plant operations and equipment maintenance to landscaping, snow removaland emergency management.

EDFS’s early involvement in the project has informed key design decisions—such as building systems, kitchen layout, energy efficiency, and material selection—ensuring long-term operational excellence and sustainability.

Energy & Digital Services

EllisDon Energy & Digital Services (EDS) is delivering a full suite of integrated systems for the new hospital:

• Network (Wired & Wireless) - EDS has a 5-year warranty post-substantial completion for the replacement of network hardware.

• Integration Engine

Furniture, Equipment & Design

The Furniture, Equipment & Design (FED) team is providing leadership in managing Not-In-Contract (NIC) equipment throughout the project lifecycle. This includes guiding planning and coordination efforts, overseeing scheduling, and ensuring technical alignment across disciplines. FED is also supporting the successful implementation of NIC equipment by facilitating delivery, setup, and operational readiness, while maintaining strong collaboration with project stakeholders.
